In its initial foray into the single-family build-to-rent sector, Mill Creek Residential has broken ground on Amavi Coddle Creek, in the Charlotte suburb of Mooresville, N.C.
Mill Creek will develop Phases I and II of the three-phase master planned community. Those phases will deliver a mix of 169 townhomes and 70 duets, as part of the 504-home overall development. It is anticipated first move-ins will take place in mid-2023.
Six different floorplans will be offered across townhomes and duets. Three townhome plans provide three bedrooms and two and a half baths. They range in size from 1,452 to 1,911 square feet. One of the plans is a drive-under model with garage beneath the home.
Duet floorplans will range from 1,450 to 1,794 square feet and are three and four-bedroom options. Home interiors will feature wood plank-style flooring, kitchen islands, stainless steel appliances, granite countertops and ceiling fans. A clubhouse and leasing office top the list of the community’s amenities.
Prospective residents will be given the chance to take self-guided tours of the homes. Based on customer preferences, prospects will also be offered the option of a fully contactless leasing and move-in experience.
Mooresville is situated about 30 miles north of Downtown Charlotte. The Amavi Coddle Creek neighborhood is readily accessible from Highway 3, which connects the northern and eastern submarkets of Charlotte. Proximity to I-77 and Coddle Creek Highway will allow residents to quickly and conveniently reach top area employers, among them Lowe’s, Duke Energy, Bank of America, Wells Fargo, UNCC and Corning Optical.
A prepared statement said Mill Creek Residential officials believe the Charlotte market enjoys favorable characteristics for strong single-family rental demand. These include a diverse job base and accessible shopping and services, the statement reported. Several months ago, Mill Creek Residential launched construction on a Miami community.
